Unflashed roof vents at handover
A missing flashing is a hole in the roof with a pipe through it.
In short: At an August 2026 Castle Hill handover inspection, two roof penetrations had no flashing. Neither was visible from the ground.
What we found
On a new Castle Hill home in August 2026, roof vents were installed without their flashings. From the driveway the roof looked finished.
Why it matters
Every pipe and vent through the roof needs a flashing to shed water around it. Without one, rain runs straight down the penetration into the roof space and onto the ceiling.
Why it is missed
The plumber, roofer and electrician each assume another trade will finish the detail. Unless someone goes up, nobody checks.
How we inspect it
We access the roof where safe, or use a drone, and look at every penetration, apron flashing and ridge.
Getting it fixed
It goes on the handover list with photographs. It is a quick fix before you move in and an expensive one after a storm.
